Lots of business projects underway in Davis
Greetings from Zagreb, Croatia! No travel photos yet but I have this catch-up column for you, a reminder of all the Davis changes that have happened since May 17, when I joined my colleague Bob Dunning and launched a Substack newsletter. If you’re a free subscriber, it’s a taste of all of the news you missed.
Now open
→ Aggie Yogurt is open at 425 Second St.
→ Maya’s Authentic Mexican Food is open in the former El Toro Bravo space at 237 D St. in downtown Davis.
→ Pho Yummy opened over the weekend at 229 G St. It’s a rebranding of Yummy Fusion, which opened in May.
→ The Sherwin-Williams is open in the former Kelly-Moore Paints space at 4120 Chiles Road in Davis.
→ Wayback Burger is open at 1351 W. Covell Blvd., Suite A.
Coming soon
→ Several restaurants and stores have signed leases to come to The Davis Collection (the University Mall remake), which may open in late 2025. They include Calicraft Brewing, 88 Bao Bao, Good Friends Hawaiian Poke, The Melt, Mendocino Farms, Nordstrom Rack, The Old Teahouse, PetSmart, Shah’s Halal Food, Ulta Beauty and Urban Plates. According to the site plan, there are nine more spots that are available to lease. The new shopping center replaces University Mall on Russell Boulevard, between Sycamore Lane and Anderson Road.
→ Cat Tales Feline Health Clinic is filling the former Aggie Ace spot at 606 W. Covell Blvd. This cat-only vet clinic hopes to open in mid-November.
→ Domino’s Pizza is coming to 662 G St. No word on progress. Davis already has a Domino’s that reopened recently at 4120 Chiles Road.
→ Estelle Bakery & Pâtisserie may open as early as this fall. Work is still underway in the former Konditorei space at 2710 Fifth St.
→ Fluffy Donuts hopes to reopen on Sept. 14 in its new space at 1260 Lake Blvd., Suite 110. It’s been closed since August 2023, when University Mall shut down to make way for The Davis Collection.
→ Frenzy Coffee Company may open this fall at 305 First St., filling the former La Piñata space.
→ A Round Table Pizza is coming to 4551 Second St., Suites 100 and 110, in the Target shopping center. Construction is underway.
→ Taffach Ethiopian Cuisine hopes to open soon. It’s having some challenges closing escrow for the former Bones Craft Kitchen site at 113 D St.
→ Tasty Pot, a Taiwanese hotpot and boba tea restaurant, is coming to former Davis Sushi Buffet space at 707 Second St. Construction is underway. No word on timing.
→ Three Mile Brewing will soon add cider and wine to its offerings, as soon as early October. It’s waiting for permit approvals.
→ World Traveler Coffee Roasters will fill the former Common Grounds Coffee space at 2171 Cowell Blvd., Suite F. The owner hopes to have it open in the first quarter of 2025.
Changing hands
→ Watermelon Music is evolving into four businesses, each run separately. A nonprofit called Friends of Watermelon Music will rent a portion of the store for a consignment shop, which will open in October. This month, two former Watermelon employees started renting the other half of the space for a retail store and repair shop. The owners of the building will continue to manage the music venue The Melon Ball and the classrooms that rent for private music lessons.
Remodeling
→ El Patio Mexican Grill at 200 E St. continues with its remodeling, adding a full bar. The eatery is open for takeout while the work is being done. It could be back open inside as early as Sept. 15.
→ Local Kitchens, a micro food hall serving several restaurant brands, will remodel its space at 500 First St., Suite 13a, to add more inside seating. It will be closed from Sept. 6 to 18, re-emerging with a new menu too.
Closed
→ Angel’s Skin closed in July at 430 F St., Suite G.
→ The Carl’s Jr. restaurant at the corner of East Covell Boulevard and Pole Line Road closed in late April. The property owner is looking into the process of getting a drive-thru lane approved.
→ Farmer’s Kitchen Cafe closed in mid-July. It hopes to reopen eventually, as a nonprofit.
→ The local food distribution company Spork Food Hub recently ended its local food stand at The Cannery. It still plans to continue its food-delivery service, offering local and seasonal produce to schools, universities, prisons and other institutions.
→ The original Tim’s Hawaiian BBQ at 247 Third St. closed temporarily after a fire in mid-June. The downtown location at 516 Second St. remains open. No word on when repairs will be complete.
→ The wine-tasting shop Wines in Tandem closed in mid-June at 222 D St., Suite 1.
On the move
→ Davis Bikes & Skateboards moved this year from Third Street to 2880 Fifth St., Suite 130.
→ The property management company King Properties recently moved around the corner. Its new address is 912 Fifth St., Suite 200, Davis.
→ In July, Mabel’s Farm Box rebranded to become Mabel’s Market, and moved from its E Street location to a larger one at 222 D St., Suite 1, which is where Wines in Tandem was.
→ Mirror Image Dance Company has a new home, at 2121 Second St., Suite 105C. Its previous space was 106A. It plans a grand reopening from 11 a.m. to 3 p.m. on Sunday, Sept. 8.
→ The CPA firm Newman Associates recently moved its offices from its longtime spot on F Street. Its new location is in Regency Square, 508 Second St., Suite 215.
→ The UPS Store at 140 B St., Suite 5, will move to 915 Third St. once the new location is complete. Construction is underway. It’s the former site of Davis Bikes & Skateboards.
Details are sketchy
→ A lease is signed for the former Black Frog Coffee space at 431 G St. The property manager said he’s been asked not to release the name of the tenant.
→ Regency Centers says it has a signed lease for the former OfficeMax space in Oakshade Town Center. It was contingent on the city rezoning the property to add more flexibility to business use and size, which was approved at the Aug. 27 Davis City Council meeting. No word on what business is coming to fill the 21,000-square-foot space.
→ The owner of the future Orangetheory Fitness says he’s close to signing a lease for an unspecified 2,300-square-foot space in downtown Davis.
In limbo
→ Chipotle wants approval from the city to tear down the former Cindy’s Restaurant at 4823 Chiles Road and rebuild it as a Chipotle restaurant with a drive-thru. The Historical Resources Management Commission is set to do a review of the building, constructed in 1973, to determine its potential historic significance. If cleared, it would go before the Davis Planning Commission and then the City Council.
→ The owners of Mamma were leasing the former Uncle Vito’s space at 524 Second St. to open a new barbecue restaurant called Craft. The project appears stalled. My recent messages have not been returned.
→ Water Pig was apparently close to opening a year ago in the long-leased space at 2120 Cowell Blvd. At this point, it’s an unknown. My messages are being ignored.
→ Still no progress or recent news about Yolo Beer Ranch, the planned taphouse filling the former Satiety Winery spot at 2010 County Road 25A outside of Davis.
